The total investment to open a Philly’s Best varies depending on factors such as location, restaurant size, build-out requirements, local market conditions, real estate costs and regional construction pricing.
To provide full transparency, we outline the complete estimated investment range in our Franchise Disclosure Document (FDD). This includes the initial franchise fee, leasehold improvements, equipment, signage, opening inventory, and working capital. Our goal is to ensure you understand the full picture before moving forward, so there are no surprises along the way.
This is an important question, and one we approach carefully and responsibly. Because every Philly’s Best franchise location is different, we cannot provide specific earnings projections or guarantees. Your financial performance will depend on many factors, including location, rent and labor costs, local competition, and how closely you follow our operating systems. We do provide historical financial performance information in Item 19 of our Franchise Disclosure Document (FDD). Yes. We actively support franchisees throughout the site selection and approval process. Our team works with you to evaluate trade areas, traffic patterns, visibility, and overall market potential to help identify locations that align with the Philly’s Best Cheesesteaks concept. Each site is reviewed to ensure it meets brand standards and positions your restaurant for sustainable growth over time.
From initial training through day-to-day operations, Philly’s Best Cheesesteaks provides hands-on support. Franchisees receive training, operational guidance, marketing resources, and ongoing collaboration to help run a smooth business and to consistently deliver a great guest experience.
Currently, the initial franchise fee for a single-unit is $25,000. This fee grants you the right to operate under the Philly’s Best Cheesesteaks name and access to our established systems and support. Existing franchisees are offered a discounted franchise fee of $15,000 for additional locations. Reduced fees are available for multi-unit operators who agree to an Area Development Agreement per our Franchise Disclosure Document (FDD).
Yes. Philly’s Best Cheesesteaks is proud to offer a 10% discount on the initial franchise fee to qualified U.S. military veterans. This program reflects our deep respect and appreciation for those who have served.
Yes. Franchisees pay a 6% royalty fee and a 3% brand fee semi-monthly.
We do not offer direct financing. However, we can introduce prospective franchisees to third-party lenders who specialize in franchise lending. These lenders can help explore financing options and guide you through the process of securing capital for your franchise investment.
